Michael Callaghan is a Principal at Exact Capital Group, a New York–based affordable housing development firm operating across many states such as New York, New Jersey, Georgia, and Florida. He directs development, property management, and construction across the firm’s portfolio, leading projects from acquisition and entitlement through financing, construction, and stabilization.
Michael’s core strength is structuring the public-private partnerships and capital stacks that make attainable housing work. He has deep expertise across the full range of affordable housing programs — including Low-Income Housing Tax Credits (9% and 4%), and tax-exempt bond financing — and works closely with city, state, and federal housing agencies, lenders, and institutional investors to bring complex transactions to close. He is also a partner in LIFT Attainable Housing, Exact Capital’s real estate investment fund formed in joint venture with The Peebles Corporation.
